It's not an annual election that you "figure out" every year like electing to use mileage vs. actual for automobile expenses or electing to not take bonus depreciation.

Oddly enough (or perhaps it's not)  both leases are now paying $950/month, with 3% year escalators and gave a $5,000 signing bonus to landlord.I'm curious if anyone else out there has negotiated tower leases and how you did?

Not worth an argument over $15...The other part of this project, which is an ancillary bonus, although logical I guess, is that the psychological value of my tenants seeing improvement on a building which was neglected has been HUGE.
