Ensure you screen properly, take security deposits and get parental co-signers for anyone who doesn't have a strong rental history.

(We are licensed and have capital - so we could talk about options if you like).Holding the property for rental in a market that has had a very strong upward trend for several consecutive years might not make sense.

The land is worth over $8M and I have signed agreements from national and regional restaurants, retailers, and sport venues to be tenants with strong financials. 

We are a strong market regardless for what ever area you decide to invest.

I plan on using my experience in this are to develop some strong lead funnels for great deals.

We still have a lot of people moving here because the economy is still strong overall, and they like to rent for a year or two to get the lay of the land before purchasing.

@Andrew Callahan Keeping a house like yours indefinitely as a rental property is a very strong wealth building and retirement strategy.
