I'm invested in a property near the Grove that's executing that business plan now.At a simpler level, that might mean buying a house with a garage, converting the garage into an ADU, and renting out the ADU.I think a super solid first step to get into the LA market is to househack a home or a multifamily.

If you're planning to originate loans with a note rate significantly under market to help with home sales, you're not going to be able to sell them at par anytime soon and I doubt many private investors in your fund will be satisfied with the low yields that would result from the method you described above.

As I don't have large down payment, I am thinking to start building a portfolio with finding off market deals that have equity and do bit rehab/renovate and later get refinanace to pay off HML with a traditional lender/DSCR loan. please share any thoughts on my plan and any lending resources.
