If you're planning to originate loans with a note rate significantly under market to help with home sales, you're not going to be able to sell them at par anytime soon and I doubt many private investors in your fund will be satisfied with the low yields that would result from the method you described above.

Hi all, Is the only way to figure out where future development planning is occurring is to go to city council meetings? 

Heard really good things about CPM, I self manage, but when I do finally give it up that's where I'm planning to go.

As I don't have large down payment, I am thinking to start building a portfolio with finding off market deals that have equity and do bit rehab/renovate and later get refinanace to pay off HML with a traditional lender/DSCR loan. please share any thoughts on my plan and any lending resources.
