For most people there is no reason to pay an attorney to write a contract when the board contract has everything you need to protect yourself.

I'll add, If the mortgage was paid but never released there are laws regarding that and how you protect/assert your rights.

I'm also not sure how to properly word a lease with the right wording to protect myself and have it hold up in court.I decided to call a landlord-tenant lawyer about this and see if he can help me draw up a proper lease.

As a buyer you can probably use any contract as most state requirements are to protect buyers and any disclosures are requirements of the seller not the buyer.

Here in CO its covered by the "Colorado Foreclosure Protection Act".
