REI requires a Masters Degree (10,000 hours) amount of time and money spent on orgs, education and all those services you need to sub to:  skip trace, lead gen,  CRM, direct mail etc etc. 

Or go for the "house hack" for your first property so you are getting rental income right away in a duplex or even a large house with two master bedrooms.
