Starting at $250 does sound like a solid starting point, might try different seasonal promotions and see what works best.

I also made it clear that he is responsible for any damages caused by the dog, and its status as a service/support animal does not exempt him from paying for property damage or cleaning fees for messes that are above the normal wear-and-tear. 

I started off with a duplex in 2020 and now have a solid portfolio of rentals with my partner.

Looks like a solid option to me.I have sold a few properties on similar terms (A lease option that converts into a contract for deed) Similar to the BRRRR strategy.
