Aside from that, if the seller didn't live in the property, and isn't a licensed agent, they don't need to use a full seller's disclosure (in MN).

That said, I also pay an annual "seat" license to my PM in addition to the 10% of gross rents. 

Take those plans to the county you intend to assemble the modular home and ask them if any additional construction would be needed to meet current building codes. 

Anyway, it isn't nearly as bad as you think at first, unless they are suing you for $2,000,000.Sounds like there is more going on in the background (their personal lives) than you know at this point.
