I think one of the other typically ignored drivers of the misconceptions that newbies have deals with their time estimates and exit plans.

My two agents were telling me how prices would go up and I told them No and made them mad cuz I was not in a hurry to buy cuz I saw the bubble.

Remember, at this point, if this is what happens, YOU are in the drivers seat and have all the leverage. 

Rates don't drive housing prices, housing prices drive rates.

However, being all-in on your investment for 75k (purchase & rehab) on a property that then appraises for 120k is a much larger driver of wealth than an extra $100/M.

My wife' sister is really mad as such things were not considered back then and she is stuck with the tax bill, and my wife will be getting her share tax free.

The thing that drives me mad is that so many of these lawmakers are a bunch ideologues that have never created jobs or started a business.
