I picked up my first rental in Indy two months ago.  

I rarely call them but when i do I find whomever picks up the phone knows what they're doing.

That is feeding the cat and then picking up the food and washing the bowl or using disposable dishes for the cat.  

If you have a close relationship with your Grandma, pick her brain to find out as much as you can about the property. ie, why didn't they fix it?

It gives you time to vet your options and really pick one that best suits your needs.
