It's a small town so the overall inventory is also fairly small and there are many relatively big players with enough capital to make real estate investing in the area incredibly competitive for those starting out with limited capital.

You need to prove to a bank that you are capable of paying for the property and development without having any income and this will be difficult unless you are already established and have experience with renting or they'll simply deny you based on having no/little experience.

I provided the buyer with every potential option the property was capable of.

Now that I’m probably 3/4 or so to fi, I don’t care about materialistic things anymore (my wife and kids might), I’m concerned with providing a job for my contractor, an amazing home for a 65 year old minority man, a place to go for a struggling 8 year old soccer player and his mother, painting graffiti off dilapidated houses in areas that need leaders etc. 

A lot major players will break their expenses down into several categories $/sqft, $/door, %/sqft etc. 

I did consider this, but I chose to hand it to my VA because I felt that setting everything up from scratch would cause her to become very familiar with its capabilities and the possibilities of the software.
