A lot of accountants now say that it is perfectly fine as long as it is documented as an arms length business like transaction.  

Wanted to give an update since my last post.

I was recently contacted by relatives stating the last owner is also deceased which happened recently within the last 90 days.

It took a long time.

They could not even find the root cause of the leaks we had the last few months (when there was heavy rain). 

As long as the borrower is current with taxes and insurance and continues to live in the home as their primary residence the lender cannot call the loan due.

I think this gives the slightest of advantages to people who are smaller investors, and also people who are willing to perhaps sacrifice some time and energy short term for long term gains.

Note:  LLC has bought/sold $12 million over the last year with and made a profit of 650,000 (without any of the partners RE commission contributed to the profits)Going forward Partner #1 wants the RE commission to be included in the profits - less a flat fee to her.
