Since I don't know how you are calculating your "equity" I can only advise that you take a deep dive into the upgrades for comparables within no more than 1 mile (preferably .5 mile) of your property. 

For example: A 10 wide x 20 deep x 8 tall unit, with studs, roll up door and doorjambs; is really 9 wide x 19 ft 6 inch deep x 7 ½ foot tall.

It either comes with doing work for someone who knows more (usually for free) at a cost of time, or by just jumping into the deep end and learning through your check book.

Plus ( I dont know one of the few cities I have never done bizz in   in the deep south or mid west)  but what I hear and read the eviction an landlord laws are the best for an owner in the entire country..
