Hi, I am a complete newbie with no properties yet but I have been shadowing a property manager for the past 3 weeks. 

I've tried emailing them but of course they've both gone dark.

If you are going full time into the field, expect to do a lot of shadowing to start if you are not winning your own business (i.e. have a ton of friends that are landlords looking to sell).

Looking for suggestions on a white paint color to go with the dark wood trim. 

That would mean lying one way or another; either lying and getting the hard money lender to write a letter saying the money was a gift (no way (s)he'll do this), or trying to keep the second lender in the dark about the hard money lender altogether.

The fact that you own both and the company is really a shell only for the purpose of keeping them in the dark is irrelevant and none of their business.

I'm the type to follow the letter of the law to the T, but surely there must be some creative ways to help expedite the removal of non-paying tenants taking advantage of their landlords.Just a shot in the dark here - legally speaking, I know you're allowed to list the house/unit for sale/rent and show the place. 

There are 3rd party tools like Shadow Pixel and others that allow you to get a code to put it on a site (including Carrot) and get the data. 

I’m located in Savannah, GA and would like the opportunity to shadow a seasoned investor who can teach me.

We want something neither light nor dark—maybe a mid-tone that won’t show too much wear.
