Ok over the last 18 months we have sent about 100,000 letters, and about 31% are returned with no address( we even put address service requested) on the envelopes, which is a huge percentage.

@Alec Saenz,Check the local government tax assesor's website to see if you can find out more information about the property, maybe even the owner's name.If you can get the owner information, you can take the approach of sending a handwritten letter asking the owner if he/she is willing to sell the house.

You can buy a multifamily as your first as well to create some income.If that's an option for you then just need to get a preapproval letter, find an agent, and start looking at properties.

If you can track down a phone number for someone, I'd suggest sending them a post card or handwritten letter first and then following up with a phone call once you know that they've received your mailing.
