@Damien Dupee Like at @Andrew Michael, excel is all you need to track your DMM results.The "bigger" issue is deciding what to track.

Hoping to pick the much bigger brains here for ideas.FYI - this would be a long term hold, not worried about appreciation issues as it would be a cash flow rental.

The bigger point is that Fannie Mae considers anything owned in an LLC that is 100% owned by the borrower to be a pass through entity and therefore owned personally.

Once you see a trend and feel more comfortable with the whole process you’ll get better and faster and you might even think of getting a bridge loan of some sorts to go bigger faster.This way you can also figure out if your line of thought is heading towards a way where you can make better decisions on a property purchase or not.Should this whole thing go south in whatever way, you can always resell the furniture and go back to zero.

Terrible job and the health risk are bigger so price will be higher than dealing with a mold/sewer back up.

My wife son and myself now live in the small rental and we vacation rent the bigger house.

I've prepared a data spreadsheet and would like to know how accurate is my data, and if there is anything important I missed.The blue color data was taken from the US Census Bureau, green from the Bureau of Labor Statistics, and black from different sources, including Bigger Pockets, Zillow and other sites.Thank you!
