@Percy N. my immediate thought as well...My banker (not my credit union - I have both, and there are good and bad for this) and I have discussed the HELOC and it's 5.5% with no additional cost/fees, etc...

Letting tenants pay for PITI and more but not getting a tax deduction on costs you otherwise bear yourself is not so bad.

On the surface positive cash flow of $215/month on a SFH is not bad but the bigger question is can you increase the profits at all.

Not highest but pretty high so those are tough to get.The rents though don't follow the ARV much and are probably about 1500-1800 where a 130k house gets about 1300.If you are looking for quality rentals I would go with the 100-160k ARV homes that rent for $1000-$1400.

We could have just given him a 30-day notice to terminate the lease and finish at that once we knew he was problematic.The fixes required to get the condo in shape were above $200 which is the threshold over which they are required by contract to get my approval and they didn't.Some of the repairs done to the condo were performed poorly and cost a lot.In general, I know I did a bad job of keeping on eye on them but I feel that the way they have been managing my condo was negligent at best.
