I’ve heard about ‘gap funding’ for fix & flips to cover down/closing/holding costs in addition to the hard money loan for most of the purchase price & rehab, but how realistic is it to secure that type of funding?

I love the idea of being able to provide a nice home that lower-income renters can be truly proud of, and as a result (hopefully) will take care of the place.

In addition buying an existing ADU has the following advantages over building one 1) typically pay less for the ADU than the cost of doing a hands off ADU addition 2) get RE purchase financing which is superior to financing that is specific to the ADU addition.  3) there is no delay between financial outlay and income when purchasing an existing ADU.  

These would also not take too much time except for my partner and I both still working full time jobs in addition to managing real estate so we are open to various ideas that might improve our efficiency.

Hi -- I'm working on a house that will be in a lower-income rental area.

Additionally this property is located right of the interstate making at very desirable for anyone commuting.

They both work for themselves so I suspect that the income proof might be untraceable. 

In addition, Utah has been ranked as the nation's #1 state economy for the last 4 or 5 years. 

On additional suggestion as a way to make this work.

Their combined income is 7x rent.
