I just got notice that they are upgrading to a new version and will have big data and better accounting...the best part that Iike is that my tenants can easily pay rent and the rent payment is automatically accounted for in my software.  

These particular tinys start priced at $60k-90k with upgrades.  250 sf is too small for me.

I'm also afraid that I will over improve and upgrade certain items that won't add to the bottom line or help move the house faster.  

If you only need 6 or 8 place settings per property, you can use the residuals at another property, or keep the extras to replenish the lost/stolen/broken ones that will definitely come with a rental property.At restaurant supply stores, the little knick knack types of items are usually about the same price you'd pay at Target, but less than you'd pay at say, Williams Sonoma.I'd definitely say the best linens and duvet/bedspreads/pillows and mattresses you can afford, the better.

I have had only 2 pieces of furniture broken in 5 seasons.

What we are seeing is most people buying will upgrade the place and put in electric baseboard heaters.

I fit in easier and older buyers tend to have cash.Besides past due rent, some parks have exterior requirements upon sale, for homes staying in the park. i.e. new deck, fencing, other upgrades.

The age of the carpeting, and deferred maintenance is not visible at this stage.Once you see the property and inspect yourself or have a professional inspection, they you would know the deferred maintenance as well as upgrades and improvements needs at the property.

Might want to have a conversation about how windows that crack due to stress crack both panes of glass (inner and outer)...windows that are broken from impact from something break on the inside of the house and only break the inner pane... now is there something you'd like to tell me (remain quiet as long as it takes)...
