In the long haul tenant quality is what keeps landlord operating costs lower and keeping operating costs lower is less stress for you and will lead to a better performing property numbers wise.

Also you may have laws that tell you you must take the first qualified tenant...I know some folks gets upset with all these rules, but honestly, in my opinion, it makes it easy for me   I dont stress - i have clear criteria and I accept the first person that meets that criteria

I've done a few myself but definitely prefer to play the long game with buy and holds then stress over the finances of flipping for a quick $20,000.

I honestly have not thought about that as a possibility but you’re right, I can eventually refinance and pull my money out to reinvest but there’s a lot less pressure because I’m not dealing with buying a house, rehabbing, renting and then refinancing all within a 6 month time frame - talk about stressful haha.

Just be aware that that kind of stress will cloud your judgment.
