You don't need a license to flip or to own, however if you are serious about flipping, there are numerous advantages to having a license, It doesn't take much,just about 40-75 hours, depending on which state, I would highly recommend it. 

I would maybe consider starting another business instead, but if your still going to try, shoot me a colleague invite request and ill give you some tips on what I have been doing to find deals in the IE.

This being the case you may be inviting trouble, and if the person is unemployed how will they pay the rent once the prepaid rent is used up?
