I would not personally do quarterly inspections, but I would find excuses to go through quarterly until you feel comfortable.

I’ve been there done that - there’s always an excuse as to why it’s not the right property when in reality it’s often something else.

When people get scared, they often use that as an excuse to not take action.  

My leases do say non smoking units but one family I particularly  has never abided by this and makes excuses or denys allegations.

If the police are able to legally remove someone from the property, there is no excuse for them not doing so for months. 

But realize what it is, you will not be able to collect it from him later (or be excused from paying him)4) If you give her $900 and he gets someone to pay rent for him (or he is released after a week) he could stay there until the end of the lease and you now have no security deposit. 5) If he does not pay odds are you will have to evict (local laws will dictate).

The coaches like it,  as their team members can't use car trouble as an excuse for missing practice.

Hi All,So i found a real estate agent and loan officer thru bigger pocket referrals and was ready to meet with them.....until i asked for references AND both hit me with what I feel to be a lame excuse.
