If you have limited access to historical numbers to base your underwriting off of, then using a determined amount per unit is a safer bet. 

My PM uses Buildium and as a client it's OK.You'll get lots of people chime in about using quickbooks and appfolio as well I bet.

And I’m betting most people won’t.  

I personally took bought these as really long term buy and hold investments and I’m sure betting against appreciation on these.

And I bet @Mindi Rosser would be a great resource to help you find a lender!

I bet there are a lot of local investors that invest in either Grand Rapids or Indianapolis as both are 3 hours away from here and good rental markets.

But what I found out with the fridge is that they will make it so painful and draw it out so long that they are betting on the end user getting frustrated and just calling someone else to get it fixed quickly. 

That’s your best bet to meet people to learn from.

You can dive right into this market fairly cheap and generally make safe bets here.

With 40 acres zoned ag, your best bet is to lease out for cattle ground. 40 acres is not a whole lot in those parts of the world for cows.
