How you would cover expenses with that scenario, I don't know.  

I noticed across literally across the street was a completely vacant house, with a boarded up front door and windows covered in blinds, shades, and newspapers.I did a quick parcel search in my county and found the owner lives not too too far away.

I have created an account, and when I put in my credit card info, it did not pass. It failed several times. Did anyone have similar issues?

You can protect yourself by running tenant screening as well as ask references from last landlord.

Only thing  I am only pulling up is how to be a "wholeseller" but how do I buy from a wholeseller fast yet cover my basis.

If I need to pull out money to cover two kids in college (I fully expect to need to do this), then I can still rent the home at a profit, and have deductions for my rental income.
