At the end of the day, you will be so thankful for being organized and having a strategic plan ahead of you!

I would go ahead and have a contract drafted up despite this being a familial transaction.

It will be easier snd hopefully cheaper to do so ahead of time than to have an emergency and be randomly dialing people when something is wrong.

I am sure others will have some good tips but I would recommend outlining ahead of time what your walk through process will be with the tenants.

It's never good to screw over one investor to get a head yourself, I am/was very tempted to call him out by name on here so others would know to be cautious but I will take the high ground.

For example, you could try asking them to issue them the 60-day notice while you're still in escrow to give you a head start.You should consult with your RE attorney on the best path forward.
