A lot of newly married young professionals have the "romantic" idea that they are going to catch the bus.

In the past I wouldn't have used a contract (with a romantic partner) but trying to clarify all expectations and make sure we both feel the relationship is fair.

I have a client who is being gifted $170k to purchase an owner occ.

You are giving him profits that  you wouldn't give a contractor who is not putting any money in....you know like a gift.  

Thanksgiving/Christmas, in my opinion offers an excellent time given the fact that most Americans are spending money on gifts, etc, tax season offers returns to potential home buyers so what is your perception or history on the perfect "season" to purchase for you and what alters this in comparison to my perception? 

Periodically they receive a small gift... usually something for the home, a door mat, potted plant, tablecloth, stepping stones, etc.
