We're hoping the inspection comes back without any major repairs needed and enough room to negotiate on the price even further. 

Personally, I'd rather negotiate a lower purchase price vs having the seller make repairs. 

I've negotiated a lot of loan modifications from the borrower's side and it's always related to either taking the arrears (missed payments) and creating a second note or wrapping the first and arrears into a new note to solve a foreclosure problem.

Maybe you can negotiate a modest rent increase, but unless your taxes & insurance go up then you really don’t need to raise the rent.

Something like that.So I might would have the contractor get a gauge of the repairs before negotiating price and doing the contract.

Maybe if you could negotiate a smaller price and sell/give the homes to people to live in that will pay you rent could be a faster and less capital intensive way to get the park up and going.
