I was always raised talking about such things was "taboo" and it's just a breath of fresh air to see so many people willing to help others.

My perspective is only as a buyer's real estate broker.

First you will want to think about getting your own fresh leads @John Anderson which will take time, but it's more effective.

Additionally, we can brain storm together and form up a strategy...instead of just calling our own shots with no other invested perspective.  

And you get to hear so many different perspectives from creative investors.

The reason I wanted to purchase in an A class neighborhood is I plan on this property being my primary residence at some point in the near future and therefore the added challenge of finding a rental property that made sense from an investment perspective but also one that I would be happy to occupy led me to purchase a property outside of the rules of thumb.
