No It needs to be your primary residence single family home in order to leaglly pull a permit as a homeowner in nj. if you dont know the uniform construction code, international residential code, dont have a background in construction and dont know the rules and regulations for this state the inspectors will eat you alive on a major project.

My Wife and I are looking for a home to House Hack, but with a limited supply of Multi Unit Properties in the Area we have been mainly looking at Single Family homes.One idea we've had is to convert a Garage into a second unit, my question in this regard is will it decrease the value of the home in the eyes of potential renters if there is no Garage?

Hi there -Looking into Denver, the unrelated persons regulation for a single family home is extremely tight - two unrelated peoples.

Info like but not limited too, "good" neighbourhoods and ones to avoid, REI groups, resources, how to get a better understanding of crime rates, schools and family areas, how to manage out of town/state contractors, growth markets, landlord/tenant regulations. 

We just need to factor in any new regulations that might be coming from the city government.
