So...I keep watching youtube or hearing of "experts" and I get excited and look into them more and then find out its a free ebook, then a "training session" where someone tries to sell you something...that takes me back to these forums to read reviews and here I am...I know I want and need a coach.

Indeed, instead it is a lifelong learning session about Finance, Economics, Property & Zoning Laws and the Building Industries all in one nutshell.

For example, maybe think about a provision that gives you a way out of the contract if you cannot work out a short sale with the bank for $X.

It's like having a brainstorming session where everyone brings their own insights and ideas to the table.
