It’s not always worth the extra profit for the headaches.I think at the end of the day, if you can get about 10% CAP in a B area you are doing well.

It’s in a B-/B area and should be rented pretty easily.He bought it for 90k 5 years ago.

@Eric Hassfurther What is right for me is not necessarily right for you, but since you asked what MY criteria is:- 10% cash on cash return- $300/mo cashflow after all expenses- must be B- neighborhood or better (I don't have a specific IRR requirement, but a B neighborhood should at least keep up with average appreciation in the area)In order to hit these numbers in DFW right now, you need to be willing to hustle to find good deals, and generally the good deals need a lot of work to get them rent-ready. 

The cash flow isn't great but I understand that it's a by product of the 15yr mortgage and what feels like a B class property.

You can cut the old castiron drain pipe and connect it to a new ABS drain using a fernco flexible pipe coupling.

@Ron Sohn I think you'll be hard pressed to find a multi family in a B class area in Indy.
