Does the assumption of the past performance of 5-10 years ago continues today?

I knew this 4 years ago and decided to build my real estate portfolio to get enough know how to finally get involved.

If you expect to have more rental income next year or from other properties, saving it might make more sense.

@Mark Toweya couple things - from the seller's perspective, it means the seller doesn't have to wait the full 30 years to get the proceeds, and from the buyer's perspective, hopefully in that 5 years appreciation and maybe some updates have increased the value such that when you refinance you don't have to bring any additional cash.  

I've been with them for over a year and a half, just put $25K in to see how they do before making a serious investment. 

Currently have 8.675% 30-year on a 4-unit in Hagerstown.

Also you have to understand what kind of investor you want to be. 

I'm looking for specific feedback of investors who have either renovated or built new in areas that give 10 or 15 year tax abatements and the benefits you saw to the bottom line on at least a 2 year hold but better on a 3-5 year hold.

They might have ideas for credit improvements, debt pay downs, etc to help you get there in 2 years time. 

We are planning for a HELOC to support our purchase of a new home.
