Given my experience, it is better to overly project, in a reasonable and sensible manor than to under project and having to scramble, for funding to close and potentially loose an acquisition.

That said, you should have a few possible lenders lined up so that you can reach out to them as soon as you get the contract...You don't want to be scrambling at that time to find lenders to reach out to for the first time.Regarding your offer / the asking price - it's going to be extremely rare to find a property down here listed for sale and meeting the 70% rule.
