I think people are confused about the process of amortization, which is nothing more than adding up the interest and principal that's going to be paid over the anticipated time period of the loan, dividing it out into equal payments, and then (usually) stacking the interest and principal portions in such a way that it will - vaguely - resemble the payoff amount if one wants to pay off the loan early.

The value play on this if you shifted gears is taking it sub2 or doing a sandwich L/O, but I wouldn't recommend doing that at your experience level and cash position.This doesn't sound like anything resembling a good wholesale deal.
