I just put them up on the AMHA search myself and put my PM as contact but I tend to be hands on.

The weak point for the house is a sloping driveway that leads to the garage door where there is a drain opening right before the garage door and the water tends to be sloped towards it. 

If talking restaurants, going home side of road tends to be better.  

Rents tend to rise over time, amortization steadily increases equity, incomes rise, so the investor has a lot of “cover” for unfortunate timing or operating “mistakes”.Number 2 - periods like 1932 - 1941 and 2008 - 2013 are much harder on this strategy.  

I believe it tends to give me a slightly lower return, because the sponsor is going to be more careful, and if there is a severe downturn will prevent me from taking catastrophic losses.

Once you have your permit from the city, they tend to ghost you and wont answer questions during construction or help in any meaningful capacity.

I have most of my tenants through local mental health/addiction services, and those tend to be better than the randoms from craiglist, as they typically have a case manager to check up on them occasionally...

I am seeing a lot more clients investing in the Vegas thing, and I tend to watch trends so I am always curious why investors are moving to certain areas.  

Memphis has a pretty affordable housing market and tends to offer solid rental yields.
