Talk to some of the neighbours where you are looking to buy.I don't live there, but do live in a town where the train goes through. 

After 45 - 60 days, and presumably making some improvements to the property, you can refinance the property - if you stay with the same lender, you can likely use the same appraisal as it would still be considered current.The "seasoning" period you read about so frequently amongst our neighbours to the south is not something that is universally applied amongst lender here in Canada.  

Offer me a portion of your airbnb income above my rental rate and I might consider it assuming it is a property where other tennats and neighbours are not impacted by the high trafic.Bottom line is that guaranteeing to take care of the property is not incentive enough.

Not to mention the purchasing and renovation of old mansions in the neighbouring areas.

You should expect a lot of late night calls until you can drive the neighbour out.

Will the neighbour be liable for any of these damages caused to my unit ?

Let's just see what happens in Greece and after that...For a new investor who is investing to make a little money on the side will probably find the "theory" on gold/silver/... a lot easier to learn and understand than all the different parts of a real estate deal.

It is none of your business if neighbours do not get along.
