I am reading and reading all I can and maybe I am putting the cart before the horse, just trying to figure out what I could do with 50k in rehab and thought I could get another set of eyes with the pictures. 

I have a sizeable down payment saved, with little debt, and I already have a mortgage on my current horse farm, that helps pay for itself.

Maybe your hold period might be double what you thought or the OC may be stalled by an economic stagnation.

You can stall the sale date of the foreclosure if you can get the house under contract and provide documentation to the bank but I don't know how long they will stall it for. 

I keep tabs on how the economy is doing, and taper down as it begins to stall out.
