The Windermere/Winter Garden areas are always very sought after with the proximity to theme parks, airport, downtown etc too.So you have lots of options for higher end homes and prospective tenants, good luck, keep us updated.

There are a lot of markets here that may be options (may) such as Salt Lake City, Hurricane (capture travelers to the national parks), Garden City (aka Bear Lake) or more expensive markets like Moab or Washington County (St.George).

Don't live too far up the interstate near Bush Gardens/Williamsburg.

I would look for value add deals like adding basement apartments, Garden suites or laneway housing. 

House is within walking distance to the zoo and local garden, a 5 minute drive to downtown stadium, bars, university and event arena.

Aspen Ridge Apartments has 5 parks within 5.6 miles, including Omaha's Henry Doorly Zoo, Lauritzen Gardens, and Omaha Children's Museum.

My garden unit has been on the market for 2,3 months with only 2 applications so far.
