So after closing on my first property in February (a duplex that I bought FHA and will owner occupy for three years since I got the tax credit before doing another one) and spending the past 6 weeks doing rehab on the rental side (16 gallons of paint, refinished all ceilings, replaced missing trim and installed trim where there wasn't any, a new coat of finish on the hardwood floors, custom closets (thanks to dad working for a closet company), added a washer and dryer (craigslist), new light fixtures, etc), I found renters and they are signign their lease tonight.

As for the toilets, I'd rate them as good, or better, than any I've used in my lifetime.BTW, two people in our house and we've NEVER gone over 2,000 gallons per month.

Up here it tends to be horribly expensive, although when oil was at 4 bucks a gallon a while back, it was getting close.

These numbers are from the APODS, schedule C or 1120s's EXCEPT heating oil -- I take their actual gallons and assume $3 per gallon for a "base case" (I don't want a building that won't cash flow if oil goes from 2-3 bucks gallon ... it's gone to $4 before so $3 is not a stretch in my humble opinion -- is this reasonable?)

I have a feeling my airless paintsprayer and about 20 gallons of paint should do the trick...I hope anyway, I'll keep you all posted on the progress.And Jon, I should have bookmarked it for later.
