Not sure what the returns are on a 6 bedroom for rents are but those would be your numbers.As far as new construction versus existing, I'm not seeing the gaps that big in any size range. 

I had a cost seg done on one of my homes and trying to get one done on another from this company that rob with bigger pockets had done a set on.Every time I email them it says there email doesn't exist and cannot get a response.

We take pictures on a pre-inspection only of existing damage, which generally doesn't exist because we repair anything that happens between tenants.

As I mentioned above, the risk of being sued, found guilty, and fined more than your insurance will cover is almost non-existent. 

As others stated, if the existing structure is legal but non-confirming that should not be an issue.

How much "fat" do you believe still exists within that? 

A cash purchase, added to my portfolio, reduces my levergage ratio on my real estate portfolio, but does not bring it to zero of course as I am not paying off existing low rate mortgages on rentals. 

The worst part is that it's usually way too easy to get your license, and the consequences for these sleazy agents are usually non-existent or not harsh enough. 

I have a note in the lease that they're not supplied or warranted by the landlord and the extent of what I will do (if any exist at all) is haul them away.
