@Joshua Dorkin , while there are a few people who think it's not worth the effort, there's an enthusiastic majority who thinks "Joshua Dorkin's List" would be a real value-add.

I've heard many stories from investors in California being swayed by turn key enthusiasts, and now they are regretting it.

Also I talked to a real estate broker to list with them on part time, she was not enthusiastic about me doing it on part time.

I've been a long time forum reader and podcast enthusiast but recently decided to step it up and go Pro! 

That said, probably there are tons of satisfied customers who just want to give an enthusiastic recommendation, and I'm just being an old grumpus...I agree about that third site- it looks like it's stuck in 2002.

After attending one of Robert Kiyosaki's free workshop, I was enthusiastic about wholesaling..

They draw you in with the low bid, the rehabber enthusiastically pays money for the materials and a bit of labor, then the contractor disappears.  

I get to chase the houses and find the deals like I could in VA which I've found rewarding and enjoyable.For those interested, I'm also a car and motorcycle enthusiast and try to tinker on and ride/drive my toys whenever possible.
