I'd recommend working with a good strong property manager that lives in that area that can check on them.

Last piece of advice is to surround yourself with quality service providers (real estate brokers, lenders, accountants, attorneys, PM's, Contractors, Insurance Brokers)., They will be instrumental to your business.

To succeed, focus on properties in high-demand neighborhoods like Pecan Grove or Aliana, and ensure your cash flow analysis accounts for high property taxes, potential HOA restrictions, and flood insurance costs.

One of the roadblocks weir running into is the potential tenant will keep communication and go silent once we bring up background checks.

If your listing checks some of their boxes, but not all of them, FF will let you know about an "unmatched housing request" or possibly a "general hosuing request". 

Of course just make sure to check with the town zoning laws on ADU's etc. 

They don’t charge anything for these extra accounts, my tenants pay directly into those accounts.

Finding a good account and bookkeeper wasn't difficult and using online registered agents was way more cost effective.

Luckily this was all accounted for in my budget, but it was still a slow and expensive process.
