Have you looked into local credit unions or alternative financing programs?

Over the past 15+ years in this business, i have seen the good, the bad, and the ugly. 

We were on a very quick timeline and were able to get one quote that didn't seem too bad, but we still were concerned about future resale value.

I heard this was an issue a long with bad or inconsistent call connection.Some of these concerns were brought on by reviews of other investors using it as I'm doing my due diligence, trying to upgrade from Podio to something more professional and robust. 

Now to the bad news: it is REALLY hard to be a 20yo real estate agent and make a living wage, let alone generate cash for a down payment.

I would stay away from section 8, pull credit and background, and call referrals, and look at pay stubs for everyone who applies.

That is how bad my view of 2022 and the next years looked to me starting late 2021.  

Her credit isn't the greatest, but she's super sweet and a hard worker, so you are certain it will work out.

Your son is responsible for making payments on time or ruining this seller's credit.
