Upon further inspection the cabinet was mounted via 2 drywall thread anchors and not mounted to the studs and the cabinet was remounted before using this technique after seeing previous holes on the drywall.

Sellers seem to have a tough time not anchoring on that number when it’s in their favor.

What are sight lines, what are access, what are daily traffic numbers, any bank anchors for cross traffic, etc.

One option is to seal the concrete cracks properly, chip the concrete surface, drill anchors into existing concrete, add a reinforced wire mesh, spray or add a bonding agent, then place the concrete overlay (minimum 2 to 3").  

While searching for a MF deal, I came across a (NNN) class a office building, The attractive part to me was that the anchor tenant would sign a 10 year lease as a condition of closing and provide a corporate guarantee. 

They are just boat anchors .

Almost like you are dragging an anchor for no real reason other than just to drag it...
