( yes I personally saw this repeat again and again).And one is risking Bankruptcy.Sorry for the rambling…

Desparation doesn't always lead to wise decisions though.All of that said, I'm not necessarily advocating for individual lending vs LLC lending.

They advocate doing one or two flips per LLC and then dissolving it to erase any liability that can come back on you.

Same with an aging AC, if it works and blows appropriately cold air, it's not a defect.

He's blowing smoke about selling the property, shrug it off and let him vent.

Anyone telling you they flip 120 houses a year in the IE is taking a big bong hit, then telling you to bend over so they can blow a lot of smoke up your....

Real estate as it was taught to me 40 plus years ago is a belly to belly business.. you cannot have consistent success trying to close folks on the phone unless they do not live in the market.. its too easy for them to simply blow you off.
