The other thing that is interesting about the effect of the oil market on the Bakersfield housing market is to look at what happened when oil had a major slow down (bottoming in 2016) and had huge numbers of layoffs.

I have seen massive layoffs where even high performing employees are terminated.

Down side is the fear that the economy tanks and the Automotive Plant has long term lay offs and the ripple effect hurts the other businesses. 

So if something happens, I could've have $6 million coverage for myself, whereas the other way, I only got $3 million as the LLC and me together is only covered for $3 million.For the 1st property, lay off the LLC.
