It'll be best to talk to a smaller local bank for a true line of credit which I'm currently doing research on in the Houston area.

We had a 1 year lease with the option to go to month to month bc of the nature of the circumstance (so much construction in Houston at the time that things took a really long time).

Any other Houston based small industrial developers that would like to connect?  

I'm the owner of a digital marketing company based out of Houston, Texas, that specializes in REI marketing, and now that I've been in business for awhile, I've noticed that Facebook ads are the better route for wholesalers getting started with my company than Google ads for a few reasons.

The Houston Apartment Association has some good networking opportunities.

ZIRP (zero interest rate policy, for all you young Dudes out there). ie when banks were lending at ultra low interest rates apartment builders jumped on the cheap capital to build that lovely new multifamily apartment building in a town near you.But not every town.Dallas, Phoenix, Charlotte, Houston, will boom in 2024.

That being said, I can't defend Houston and the like... every time I'm down there I'm in awe of the residents.
