Look in vacation markets that don't have a strong hotel presence.

I hate when people have an attitude like it's supposed to  be turn down service like it's some hotel room or new construction that nobody has ever lived in yet.

This is how hotels often catch people faking service animals, as the person checks into the rooms, and then immediately leaves for 5hrs and leave the dog behind.  

Your model is actually quite similar to my last employer who owned and managed hotels.

It is between both airports, by the Hard Rock Hotel and Stadium, and easy access to major highways.

Would love to connect, I have a decent relationship with someone in PSL for some off market massive apartment complexes, (and i mean MASSIVE) hotels, and a lot of other gigantic RE deals that i one day hope to be able to look at with actual consideration!

I always explain ARMs like so: If you plan a vacation out of state for 5 days, do you book your hotel for 5 days or do you book your hotel for 30 days? 

I won't be investing in the riskiest/most supportable asset subclasses such as hotels, and tilt my portfolio the ones that have historically been more stable such as multifamily and single-family housing.

This actually happened once to me in a hotel room, but thankfully I was able to diagnose the intermittent problem and replicate the conditions for the worst of the odor, and thereby got my hotel room changed.One more thing...were any of the plumbers who visited (and apparently mentioned nothing about any of the possibilities that have already been brought up in this thread) involved in the renovation?
