The superior business model in our world is to sell off the homes.  

Sticking to more fully vetted investment models like stocks or mutual funds may be better use of time and energy.

Sounds like you have a great business model.

I actually like the franchise model as opposed to starting up your own business.

Is there a rule of thumb calculation to analyze the feasibility of this type of business model?

Hi all,Can anyone refer me to any eviction lawyers, preferably from personal experience.We work on underperforming 4-12 unit multifamilies and a large part of our value add is cashing out / evicting tenants  - we want to make sure we have an attorney that we can run through our paperwork / cashout model to make sure we are covered from a legal perspective.We work on properties in downtown Los Angeles.Thanks,Glen

As the market continues to change, so will my model, and thus, I got into spec building late last year.

I bought my first 5BR at The Retreat Columbia that summer, and have since bought 2 more 5 BRs and co-led a syndicate that bought 13 more units over the past year (2, 3, 4, and 5BRs, plus a model unit that we lease to the HOA/PM).

This contractor has all the supplies and does like three different model houses.
