I pay a finders fee to people who tell me about a property that is not listed that I buy.

Should I be contacting expired listings on the MLS, foreclosed listings, distressed sellers etc … Also does anyone have recommendations on how to build relationships with banks, credit unions, investor-friendly title companies, contractors, appraisers etc?

While container homes aren't necessarily on a black list for conventional or other traditional loan programs, homes that don't have acceptable appraisal comps effectively are.

If you calculate, Playa has 1 listing for 27 inhabitants whereby Tulum has 1 listing for 9 inhabitants so Tulum proportionately has 3 times more listings than Playa.

I haven't bought any there but listed one of mine that we ended up holding on to. 

In which case, any listing or deal I would bring he would likely try to match up with one of these buyers.

When you walk down the soda aisle of your local grocery chain, you think there's a zillion choices, bunch of companies all making cola and variations there of, but no, it is an illusion.

Now that my client list is expanding and rentals aren't going as quick I need something to organize better and that goes out to more than 3 sites.I use Follow up boss but I'm trying to keep the rental side separate because I lose track of a lot when combined.Any low cost or free programs that meet my needs?
