Can somebody give me a few pointers or steps on how the foreclosure/pre-foreclosure path works when trying to purchase properties at a deep discount?

When a tenant goes off the deep end, it can take more time. then there are the times when something breaks and it seems to happen all at the same time in different properties. 

Truthfully I might just have paralysis analysis but in my mind I need help and guidance to not just get my feet but to take a deep dive into the real estate world which is truly my passion.

Why, because people "jump into bed" with no real plan and no really deep discussions about how things are run and managed day to day, how to deal with disagreements, roles & responsibilities.

Rather I would like to get my feet wet in investing out of state before I take a deep dive with multiple properties and higher prices.

I seem to end up with many cases of major remodels/additions/added solar or new builds that don’t register on rpr that I would love some help with but I am SO glad to hear of your confidence in RPR because I do probably dig too deep and drive myself crazy!

I understand that if the deal is good enough I’ll still make money with HML, but taking the deep cut if I go over schedule would be a hard pill to swallow.

You can try talking to the seller to see if they'll admit to having a deposit and a willingness to transfer it, but I wouldn't hold my breath. 

but if you do have the cash and can TRULY solve the problem without relying on a 3rd party to do the deal.. then you will find this to be quite a lot of work  people down to their last weeks before they lose the home  are in deep denial..
